Sebastian (staff) and Brandy Walker (Valley Science, representing the applicant) explained a narrowed 30‑foot private drive segment (Trestles Lane) is a typical solution for single‑loaded dead ends where rear‑loaded garages and driveways exist; the design reduces on‑street parking in locations that would otherwise permit obstruction of driveways and could impede emergency vehicles. Walker said the multifamily product in adjacent phases provides two‑car garages and driveways and that the plan includes dedicated non‑parking zones where the narrower cross‑section occurs.
Commissioners sought clarification about where parking would and would not be allowed; staff confirmed main access roads are standard 50‑foot rights‑of‑way where parking can be accommodated, while narrower private drives will be managed to prevent parking. Commissioner Davis moved to approve the preliminary plat subject to staff conditions; Commissioner Mitchell seconded and the motion passed by roll call.
