The Arkansas City Commission voted to rezone a parcel at 706 East Madison Avenue from R-2 (medium-density residential) to C-3 (commercial), clearing the way for an adjacent business to build a storage and equipment facility.
Planning staff told commissioners the roughly two-thirds–of–an–acre site has been historically residential but is surrounded by commercial uses and lies near the railroad underpass. The planning commission held a hearing on Dec. 9 and unanimously recommended the rezoning.
A commissioner asked whether a mixed-use rezoning would be preferable. Planning staff said they hesitated to recommend multiuse zoning because of prior problems with that district. After brief discussion, the commission held a roll-call vote and approved the ordinance.
The change moves maintenance and property costs from the city to private ownership and allows the adjacent business to expand operations under commercial zoning.
