The Madison County Planning & Zoning Board approved a request to reduce side setbacks on lots in the Woodgate subdivision, allowing wider house plans for several lots while preserving street-side setbacks on certain corner lots.
Phil Lafferty, identifying himself as a city manager, said the reduced side setbacks would allow builders to offer larger, marketable plans — some as wide as 60 feet — without encroaching on rear-yard standards. "With the reduction in side setbacks, we could put a little bit wider house in there and increase the square footage," he told the board.
Board members discussed precedent concerns and corner-lot rules. One member noted that corner-lot side setbacks must follow a different formula, potentially requiring a 20-foot setback on the street side. The board amended the motion so the variance would not apply to street-side setbacks on lots 36, 77 and 82, and then approved the variance with that amendment; the board announced the motion carried.
The approval allows the developer to incorporate broader house plans into Woodgate’s product mix, subject to the amended setback conditions and other existing plat and zoning requirements. The variance applies to the specified lots and does not change other dimensional rules that govern corner lots.
