Planning commission approves accessory garage at Cedar Bridal Place

The Norwalk City Planning & Zoning Commission voted Jan. 12 to approve a site‑plan amendment allowing an accessory garage at Cedar Bridal Place on property zoned for R‑4 residential development.
Staff planner Elliot told the commission the change is "relatively simple" and described the proposed accessory building as similar in appearance to the existing garage. "As long as he keeps it 10 feet away from the existing garage for fire separation, he's good to go," Elliot said, noting attachments to the staff report failed to save but the location and scope were clear to staff.
Commissioners moved and seconded the approval and a roll‑call vote recorded all members voting in the affirmative. According to staff, site‑plan changes in R‑3 and R‑4 zones require review and approval by the Planning & Zoning Commission and by city council, so a final site plan will return for further review.
The approval authorizes the concept of the accessory garage; the applicant (Frank Lester) may need to provide final construction documents and demonstrate compliance with setback, coverage and material standards during the subsequent site‑plan review and building‑permit process.
No members of the public spoke on the item and staff indicated the proposal is intended mainly for storage of property‑maintenance equipment. The commission proceeded to later agenda items after the vote.
