County planning staff presented Case 2025180 and recommended that the Commission approve rezoning approximately 24 acres at 2425–2501 Sut Creek Road from A-1 agricultural and R-2A rural residential to C-2 local business commercial with four conditions.
Planner Brian Schultz, RPA, described the proposal as seven cottage rental units and one single-family dwelling with a small retail 'farm shop' for guests. Staff recommended limiting permitted uses to single-family dwellings, short-term vacation rentals, retail sales (with the retail area capped at 600 square feet), single-wide and double-wide manufactured homes, and farming/tourist court uses; staff also recommended a maximum building height of 35 feet and a cap of eight tourist courts.
Schultz told commissioners that the site is vacant, that adjacent parcels include existing C-2 zoning dating to the 1950s, and that staff found the request compatible with adjacent land uses subject to the four recommended conditions. He noted opposition at the planning-commission hearing centered on traffic, septic and access concerns. The applicant told the committee they hope the rezoning will be approved so they can proceed; Commissioner Baker, the district commissioner, said he had no problem with the recommendation. No committee vote was recorded in the transcript.
