Lake County planning staff and the planning commission approved a site-plan review on Aug. 11 for a proposed accessory shop at 12271 State Highway 82, located in the Twin Lakes Canyon Estates scenic-conservation overlay. Staff said the triangular lot and proposed materials—board-and-batten siding and a stone base—would minimize site disturbance and be compatible with the mountain environment.
Applicants Betty and Ron Pierce and Mr. Peterson described the shop as roughly 16 by 24 feet, placed amid an aspen grove that the applicants said will provide screening from the highway. "There is no, there won't be any water, like, no plumbing. Obviously, electrical," the applicant said. Planning staff recommended approval without conditions, finding the site plan met applicable design criteria and submittal requirements.
Commissioners confirmed file numbering during the hearing (the agenda listed similar file numbers), closed the evidentiary portion, and then moved to approve file 25-26 as a site-plan review, finding the proposal in substantial conformance with Lake County comprehensive-plan policies and relevant code sections. The motion passed by voice vote.
