Committee members were shown that some interior doors at East High are heavy, soundproof units with failing thresholds and supports that have led to frequent work orders. Facilities staff said the immediate plan is a refurbishment to address thresholds and hardware now rather than a full exterior replacement on the higher‑cost projects.
On HVAC work, staff described a Trane turnkey replacement program to finish earlier multi‑year air‑conditioning upgrades. The turnkey approach is a direct swap intended to reduce engineering needs: "they basically lift the old one off, and the new one fits basically directly in its place," facilities staff said. For East High chillers, staff presented an optional Phase 2 rebuild of two units; they noted the chillers have a roughly 20–25 year lifespan, are at about year 12, and that a rebuild would refurbish compressors and motors and include an estimated five‑year warranty.
Staff also proposed a chiller service contract for units that have not previously received the same maintenance as rooftop units, while training and hiring additional maintenance mechanics so the district can perform more HVAC service in‑house over time.
On roofing, staff reported multiple bids for East High’s auditorium and other flat roof areas and said they will prioritize the most critical sections while deferring lower‑priority areas to stay within budget. The memo shows JL Adler submitted the lowest bid (listed as $3.68 in the materials; the bid unit was not specified in the meeting materials). Committee members praised the competitive bidding process.
Tuckpointing bids were similarly narrowed to targeted repairs (chimney reductions and the most worn façade areas) as part of the district’s five‑year plan rather than wholesale replacement.
