The City and County of Broomfield council unanimously approved a site development plan amendment on Dec. 14 for Lot 3 of the Knudson Subdivision, 10355 West 120th Avenue, clearing the way for a 36‑foot‑tall, approximately 122,000‑square‑foot flex industrial building with loading docks and 223 parking spaces.
Deputy Director of Community Development (Merwin) told council the project is a permitted use under the site's PUD; the developer is asking to maintain a previously approved variance/deviation that allows paved areas (drive, truck court and parking) to total 40% of the site rather than the PUD's 35% maximum. Staff reported the LERC (land use review commission) unanimously recommended approval, the required neighborhood meeting (March 2025) produced no attendees, and there were no outstanding staff issues.
Two members of the public raised concerns: Bill Crothers questioned parking sufficiency for a 223‑space complex, while Jesse Applegate asked what types of materials or operations would be stored in the speculative building and noted proximity to Rocky Mountain Metropolitan Airport. Senior planner Alex Bradshaw said the building is speculative and that PUD uses allow offices, light manufacturing, research and similar low‑intensity industrial uses; staff also noted the site lies in the airport influence area (not the critical zone), making warehousing and light industrial uses acceptable in that location.
Council moved and seconded approval of proposed resolution 2025‑165; the electronic vote passed unanimously, 10–0.
The developer will be required to sign an improvement agreement and complete ministerial approvals and any required construction permits before building begins.
