Council approves McDonald’s at former Burger King site in Beavercreek

At a public hearing, the council reviewed a final entitlement request to demolish the existing Burger King at 4380 Indian Ripple Road and construct a single‑story McDonald’s with dual drive‑through lanes. Emily Wheeler, representing the applicant, said the project had been reviewed by the planning commission, which recommended approval, and she asked council to adopt the resolution supporting the staff‑recommended conditions.

City planner Colin Carmel described the site plan, noting the proposed restaurant is roughly the same size as the former building and that the applicant is proposing 31 parking spaces where the zoning calculation yields about 21. Carmel said, "Staff is recommending approval," and described added architectural features, landscaping plans and signage (a single monument sign around 35 square feet with a 6.5‑foot total height).

Council members asked detailed operational questions about drive‑through circulation, average service time and emergency vehicle access. McDonald’s representative Colin Wazniewski said the average drive‑through service time is about 120 seconds and explained stall locations, multiple windows and an auxiliary lane for customers who need to pull forward. Council also requested engineering review of sight lines for the proposed southeast‑corner monument sign and confirmation that ADA and emergency access requirements would be met during final plan review.

A motion to approve the major modification to PUD541 passed by voice vote; staff and the planning commission conditions will be included in the final record and reviewed during permit processing. The council directed staff to confirm final landscaping, signage and circulation details before issuing zoning permits.
