RDA staff told the RDA governing board on Jan. 13 that the Lakeview Parkway Community Reinvestment Area has been narrowed to three parcels for the current plan and that farmland previously included has been removed. Melissa McNally, RDA director, said incentive offers will be negotiated per project and that staff retained cost estimates and mitigation needs (for example, flood‑plain fill and infrastructure) for a parcel where a large retailer had been discussed.
Economic development staff reported that an RFP for a mixed‑use project near Epic Sports Park produced a preferred developer and that a term sheet expected next week would propose a development featuring a hotel, several restaurant pads, a mini‑mart and a gas station. Staff said the proposed parcel could support vertical development and that shared revenue models and partnerships could improve sales‑tax and property‑tax outcomes for the city.
RDA members asked for continued community notice and noted the CRA will return for formal action after the required public‑notice period; staff said the item will be scheduled for a vote in February following renotification.
