Commission approves Staunton Park tentative parcel map in Dayton

The Lyon County Planning Commission approved a tentative parcel map Jan. 13 for Staunton Park Development Inc. to subdivide roughly 12.41 acres at the southwest corner of 6 Mile Canyon Road and Highway 50 in Dayton into two parcels (proposed Parcel B1: 5.92 acres; Parcel B2: 6.49 acres; APM 016-025-38, PLZ 2025-092). Senior planner Lisa Nash told commissioners the site ties to a Chevron conditional-use permit approved last month and that both proposed parcels meet community commercial minimum frontage and lot requirements after conversion to Title 15 zoning standards.
Nash said Lyon County utilities will provide water and sewer service and that future development will require plan-review submittals, ADR and road-department and NDOT approvals for turn lanes or other access improvements. She also noted the property sits in a FEMA X-shaded zone and may require a flood-plain development application when permits are sought.
Following staff presentation and brief discussion, a motion to approve the tentative parcel map subject to 15 conditions of approval was moved, seconded and carried by voice vote. The motion sends the approval forward conditioned on standard utility, access and safety reviews before any development occurs.
