Commission approves 10-lot plan for 7111 Harrison Drive; water-tower relocation discussed

The Fairview Planning Commission on Jan. 13 unanimously approved a residential development plan for 7111 Harrison Drive, a 3.83-acre property proposed to become a 10-lot single-family subdivision.
Mister Newport with M2 Group, representing Innovative Construction Company LLC, described the application as a 10-lot plan that results in nine new homes from one existing house. He said the Water Authority of Dixon County is negotiating to build a new water tower on Lot 10, which could allow the existing tower lot to become a new home site. The applicant and staff said the water-tower relocation would not return to the planning commission because the lot is already platted and would be handled like any standard building permit on a platted lot.
Commissioners asked whether Lot 8 would retain its Harrison Drive access and whether sidewalks will connect to Clearview Meadows; staff and the applicant confirmed Lot 8 will retain Harrison Drive access and that Clearview Meadows currently lacks sidewalks but the plan shows an extension of sidewalks to connect if that lot develops in the future.
The commission voted 9-0 to approve the development plan.
Next steps: the project will proceed to final engineering and permitting; any construction of a water tower will be coordinated with the Water Authority of Dixon County and handled through the authority's site permitting process, staff said.
