Southgate board approves $349,420 pre-purchase of HVAC units for Anderson High School renovation

Contractors and district facilities staff told the board that several mechanical units for Anderson High School’s 2026 summer renovation are long-lead items and should be pre-purchased to avoid schedule delays.
Gary Kent of Plantman and RealPoint, joined by Mr. Hardy and representatives from Wakeley Architects and Chrisman Construction, recommended procuring the equipment through a pre-bid consortium (Omnia Partners) at a total not-to-exceed cost of $349,420. Kent said the pricing and contract documents outline a two-year parts-and-labor warranty, a five-year compressor warranty and a 25-year stainless heat-exchanger warranty. He said pre-purchasing would avoid an estimated 18–20 week manufacturing lead time and could reduce contractor markup.
Board members asked technical questions about whether the units provided both heating and cooling (staff said yes for the portions of the building identified), which areas would be served (auxiliary gym, main gym rooftop units, weight room dehumidification), implications for existing plumbing and gas routing, potential energy-efficiency rebates, and how early deliveries would be secured on site. Staff said they are coordinating a lay-down location with the contractor, planning camera coverage and temporary fencing, and that a full GMP from Chrisman Construction will be brought to the board toward the end of February.
The board approved the pre-purchase motion by voice vote.
