The Leonardtown Town Council approved final site-plan approval Jan. 12 for Meadows at Channel Run Phase 4, a 12-unit single-family section that will face Hollywood Road.
Staff presented the case and said Planning & Zoning had recommended approval. Rodney Burks, owner and developer, described the homes as part of the development's village series: rear-loaded (alley) lots with a two-story street presentation and a planned recreation center that Burks said should begin between March 1 and April 1. Burks said the development team does not presell homes but builds inventory, and that there is current market interest in the single-family product.
Council members had few questions about design and timing. A councilmember moved to approve the final site plan for the 12 single-family dwelling units, a second was offered, and the council voted to approve the motion.
The developer and staff said future phases include the remainder of the town development and a rec center; the council did not attach conditions beyond standard plan requirements.
