Commission hears Singing Woods lot plan; applicant to return with planting and aerial overlays

The commission received a presentation Jan. 13 from the design team for S25‑664, a proposed single‑family home on a roughly 1‑acre lot in the Singing Woods subdivision. The applicant’s wetland/soil consultant Bill Kenny and engineer Brian French outlined a simple layout with a single retention system intended to meet town drainage requirements and a septic located east of the house.
Engineers said the house footprint is about 50 feet from the wetland boundary and that the closest disturbance (silt fence) is shown about 6 feet from the wetland. Commissioners and staff pressed the team for more details on tree removals, scope of grading, and biodiversity within the adjacent wooded wetland. Commissioner Knight and others said a more specific planting plan for the area closest to the wetland and an aerial overlay against property lines would help the commission evaluate potential buffer impacts.
The applicant agreed to provide additional materials and to explore alternatives to removing existing trees where feasible. The commission set the item for further review at a future meeting once the requested drawings and a planting/maintenance plan are submitted.
