The Yavapai County Board of Supervisors unanimously approved a non‑transferable use permit for the UVX Barn, allowing continued use of a 3‑acre portion of a 43‑acre farm as an event venue for up to 75 events per year and up to 250 guests per event over a 15‑year period.
Planner Stephanie Johnson told the board the property is zoned R1L and historically used as a dairy; staff and the Planning & Zoning Commission recommended approval with conditions including a waiver of paving requirements for pasture parking and a waiver of screening requirements due to parcel size and existing vegetative buffers. Staff also noted the county environmental unit flagged the existing septic system as possibly undersized for the proposed increase in events and recommended addressing that in the building-permit stage.
Conditions approved by the board include event end times (weekend events and holidays end by midnight; weekday events end by 10 p.m.), a prohibition on outdoor amplified music after 9 p.m., commercial-permitting requirements for steel storage containers on site, and a two‑year certificate‑of‑compliance requirement. The board adopted the Planning & Zoning recommendations and the motion for approval passed unanimously.
