On June 24 Stamford’s Planning Board unanimously recommended denial of a zoning-board-of-appeals (ZBA) referral seeking setback variances at 564 Webb's Hill Road. The application from Marco and Kimia Majic requested side-yard setback relief (1.1 feet in lieu of 20 feet and total side yards of 16.9 feet in lieu of 35) to add upper floors on the existing footprint.
No applicant representative attended the meeting. Staff summarized the site as an undersized lot in master plan category 1 (residential very low density) and said previous variances from the 1950s contributed to the lot conditions. Staff noted no specific hardship had been identified in the application and recommended caution given the proposed bulk and neighborhood character implications.
Several board members said the proposed height and bulk would be out of character with surrounding one- to two-story homes. The board formed a consensus that the application would worsen an existing nonconformity and lacked demonstrated hardship. Bill Levin moved to recommend denial and Chet Salath seconded; the board voted unanimously to send a denial recommendation to the Zoning Board of Appeals.
