Boynton Beach — Planning staff on Jan. 20 presented initial ideas for a Marina District overlay that would target marine‑supporting commercial uses, public access and potential public investments along the Intracoastal corridor from Gateway Boulevard south toward Woolbright.
Kevin Fisher, planning and zoning division director, described comparable efforts in neighboring municipalities and suggested targeted uses such as marinas, marina support services, retail, restaurants and dry boat storage. Fisher said successful marina overlays often combine private code changes with public investments such as riverwalks, boardwalks and public parking.
Commissioners largely supported destination‑driven commercial uses with significant public spaces and raised questions about allowable heights, parking needs and excluding dense residential in favor of hotels or low‑rise commercial. One commissioner suggested 60‑ to 80‑foot heights could be palatable for limited hotel development while rejecting 100‑plus‑foot towers. Commissioners requested staff return with a draft code amendment informed by clearer boundaries, permitted uses, height recommendations and parking strategies.
What happens next: Staff will draft potential overlay language and a proposed boundary and return for further direction or a first reading depending on commission guidance.
