Planning commission approves new Kroger signage on East Nelson Street

LEXINGTON, Va. — The Lexington Planning Commission unanimously approved an entrance corridor certificate of appropriateness Wednesday allowing Kroger to replace an existing wall sign and two panels on a freestanding sign at 422 East Nelson Street.
Arnie, the city staff member who presented the case, said Kroger’s rebranding includes an internally illuminated 125-square-foot wall sign and two 25-square-foot freestanding sign panels. He told the commission the proposal reduces the current nonconforming elements: “Staff does find that the proposed improvements meet the zoning criteria.”
Staff explained the site previously had a roof-mounted element and a sign larger than allowed; the applicant’s proposal pulls the sign onto the wall and reduces overall size. Commissioners asked about the municipality’s maximum of 100 square feet per frontage; staff confirmed that standard and said the applicant’s submission reduces but does not fully eliminate prior nonconformity, which is allowed so long as the nonconformity is not increased.
No applicant statement was made at the hearing and no members of the public spoke on the item during the public-comment period. Following brief discussion commissioners moved and seconded approval. The motion carried unanimously.
The approval covers only the signage changes described in the ECCOA application; any further changes to lighting, site layout or architecture would require additional review under applicable city regulations.
