Planning commission backs Morgan Farms roof‑pitch change to ease builder permits

The Planning and Zoning Commission recommended approval of a proposed amendment to the Morgan Farms planned development standards that clarifies roof-pitch requirements for single-family homes in the subdivision.

Staff said the Morgan Farms planned development, adopted in 2023, includes a specific roof‑pitch requirement that had been written in a way that left no administrative flexibility. The amendment seeks to specify that the dominant front roof line perpendicular to the street must have an 8:12 pitch, while minor front, side and rear elevations (including architectural features such as porches and valleys) may have pitches in a range approximately equivalent to 4:12–8:12, allowing the building official to approve certain elevations administratively. A builder representative, Mr. Hsu, said the change would prevent permit delays when submitting early building permits; one resident asked clarifying questions about how "minor front elevation" would be applied in specific house designs.

A commissioner moved to recommend approval of the Exhibit C amendment (subsection 1 item D) as presented; the motion was seconded and approved by voice vote. Staff noted the amendment only addresses roof pitch and does not change other planned-development provisions.
