Temple Terrace finds sign-code violations at 11401 N. 56th St.; orders $50-per-day fine after Feb. 11 if not fixed

The City of Temple Terrace Municipal Code Enforcement Board on Jan. 14 found that Saud Investment Inc. violated the city’s sign-permit rules by installing unpermitted modifications to an approved sign at 11401 North 56th Street, Suite 23.

Code Compliance Officer Danielle Batt told the board the permit (No. 252103) had been approved and closed in September, but on Dec. 23, 2025, unpermitted changes were made to the sign and a stop-work order was issued. Batt said the same modifications had been rejected previously during the permitting review and that the city served notice of violation and a notice of hearing. “I am asking for a ruling and a fine at least of $50 daily until the violation is in full compliance,” Batt said.

A representative for the property owner, who identified himself as Mohammed and said he represents SAT Investments, asked the board for more time to allow the contractor—who was out of town—to return and complete corrective work. Mohammed said he would step in as landlord if necessary and place a contractor’s name on any necessary permit.

After discussion and a motion to find the city had proven the violations by a greater weight of the evidence, the board ordered the violations corrected by Feb. 11, 2026. The board’s motion set a daily fine of $50 for each day the violation continued after that compliance date. The motion carried on a voice vote.

What happens next: The respondent has until Feb. 11 to correct the sign to the permitted design or obtain any required permits. If the unpermitted features remain, the $50-per-day penalty will begin to accrue.
