Attorney Gregory Brilliant presented a proposal to split a vacant 14,600+ square‑foot lot into two buildable single‑family lots. Brilliant said the lots would each be 28 by 32 two‑level homes with off‑street parking and proposed landscaping and screening. He told the board he had spoken with some neighbors and that two large abutting property owners expressed support for cleanup and owner‑occupied homes.
Several abutters and their counsel spoke in opposition, raising concerns that splitting the lot would produce substandard lots below the single‑family minimum, that the high water table and historic drainage problems could cause flooding issues, and that dividing the lot appeared driven by profit rather than hardship. Opposing counsel argued the petition did not demonstrate the statutory hardship required for a variance.
Facing the contested record and a request from the applicant to gather written neighbor support, the board voted to table the petition to the February meeting so the applicant may provide documented neighbor statements and any required additional materials.
