A GZ Homes LLC petition to split a large lot at 67–63 Colfax into two parcels was tabled by the Zoning Board of Appeals on Jan. 15 after board members raised multiple issues about parking, lot coverage and whether the proposed Lot 1 would be nonconforming.
Applicant Robert Pellegrini said the lot (about 11,000 sq ft) is unusually large for the neighborhood and argued the proposed split follows neighborhood patterns. Board members and staff pressed the applicant on parking for the existing two‑family on Lot 1, noting that the proposal provided two new driveway spaces for the new lot but none for the existing building; one member observed that converting the site to two lots would remove grandfathered parking status.
The board also questioned whether lot‑coverage calculations included walkways and other impervious surfaces and recommended the applicant either amend the application to add parking relief or revise the site plan. Pellegrini agreed to revise the application; the board voted to table the petition to the February meeting and directed the applicant to submit revised materials and notify abutters.
