The Fall River Zoning Board of Appeals on Jan. 15 approved a variance for 999 Langley St. to permit a two‑story, 20‑by‑30 foot addition to an existing dwelling after the applicant revised plans to increase the easterly side setback to five feet.
Attorney Peter Solino told the board the revised plan responds to concerns raised at a prior hearing and now shows the five‑foot easterly setback preferred by the Fire Department. He said the change reduced the proposed addition slightly from the earlier submission but left the requested relief for setbacks and lot coverage intact.
Chairman Joseph Ferreira opened public comment and recorded no speakers in opposition. After brief board discussion confirming the addition is not an accessory dwelling unit, a board member moved to approve the variance as amended; the motion passed with members voting in favor.
The approval included the revised plan as presented and a condition that no additional accessory dwelling units be created on the property. The board recorded the vote and closed the matter.
The board did not identify further conditions beyond those reflected on the approved plan. The applicant may proceed with required building‑department permits and must comply with any additional approvals those departments require.
