Sonoma commission grants one‑year extension for previously approved downtown hotel project

The Planning Commission approved a one‑year extension on Jan. 15 for a previously approved mixed hotel and residential development that would demolish existing structures to build a 65,606‑square‑foot, 62‑guest‑room hotel, an on‑site 8‑unit residential building and an 80‑seat restaurant and spa. Associate Planner Jake Dunn summarized the project history: planning commission approval and EIR adoption on Oct. 19, 2023, a city‑council appeal and final approvals (with amended conditions) on Jan. 17, 2024, and a timely extension application submitted Oct. 24, 2025.

Staff recommended approval after finding the applicant had demonstrated good‑faith efforts, timely filing ahead of permit expiration, and progress toward a lot‑line adjustment and building permit submittals. Applicant representative Eric Debo told commissioners the hotel industry’s capital markets were constrained by COVID‑era disruptions and higher interest rates but that the industry has rebounded and project partners are now in place.

Commissioners asked whether fee timing or in‑lieu housing payments would be affected; staff said fees are tied to certificate of occupancy and construction milestones. During the roll call the motion to extend the use permit passed 4–1 (Commissioner Willers recorded as No; other commissioners Yes). The extension allows the applicant to continue required pre‑construction actions and pursue demolition and building permits under the conditions of approval.
