Board approves QuikTrip monument-sign variance for Ashton Commons with single stone-base condition

The Board of Trustees approved a variance allowing a QuikTrip monument sign at Lot 5 of the Ashton Commons minor subdivision fronting Highway 52, subject to a single condition requiring a stone base matching the material approved for the QuickTrip convenience-store building.
Planning staff presented the application and explained the request: the sign would sit approximately 16 feet below Highway 52 grade, and the applicant asked for a measured height up to 64 feet from Highway 52 grade and a sign area of roughly 925 square feet; code strictly permits roughly 152.16 square feet for the zoning district given the property frontage. Staff recommended approval with two conditions: (1) require a stone base that matches the approved stone on the QuickTrip building, and (2) require the monument sign columns be wrapped in the same stone. The applicant’s representative, Britney Sikorsky, described QuickTrip’s community commitments, safety features and visual designs and requested that column-wrapping not be required for engineering and maintenance concerns.
After discussion, trustees agreed to eliminate the second condition (stone-wrapped columns) and approved Resolution 25RO9 for the sign variance with the single required condition (stone base matching the approved building). The motion carried unanimously among trustees present. Planning staff confirmed the final monument design will be reviewed at the sign-permit stage and that QuikTrip agreed to include the Town of Frederick logo and four tenant sign locations on the monument sign to reduce the number of separate monument signs in the subdivision.
The board’s approval allows the project to proceed to sign permitting, subject to the remaining condition and any technical review at permit stage.
