The Town of Northborough Planning Board unanimously endorsed an updated site plan for the Ledgebrook Common Drive subdivision on Jan. 20, clearing the way for the developer to record the plan and related homeowners-association and easement documents at the registry of deeds.
Planner staff told the board the project — originally approved in November 2014 and purchased by the current owner in August 2025 — required revisions because the town adopted a new stormwater-management bylaw that applies to land disturbances greater than one acre. The planner said the updated submission includes added stormwater details and a more detailed erosion-control plan.
Developer Mike, who described himself as the property purchaser and project lead, reported the work is well under way: land clearing is complete, road construction has begun, drainage is about 95% in place and the road is subgraded. He said one drainage structure remains to be installed and that he expects to file for building permits soon.
Planner staff said the town engineer reviewed the updated plan and raised no objections; the planner noted one small grade change in a short section of the common driveway (from 5% to 5.5%) that remains within regulatory limits. The planner asked the board to endorse the plan so the owner could reference it in homeowners association and easement documents and record the plan.
A board member moved to endorse a plan titled "site plan common driveway off Newton Street in Northborough, Mass" (dated 07/18/2014, last revised 08/15/2025) prepared by Cornerstone Engineering. The board conducted a roll-call vote and approved the endorsement unanimously. The planner said the signed endorsement and the board-signed Mylar will be made available so the owner can record the documents.
The board did not attach new conditions to the endorsement and noted remaining construction items are subject to standard building and inspection processes.
The board's action was procedural: endorsement allows the updated site plan to be recorded and referenced in HOA and easement paperwork; it does not substitute for future permit reviews for work that remains to be completed.
