Developers outline expanded 'Terrain' hospitality project for Dundee; community open house set

Developers and designers presented a revised, larger version of the Terrain hospitality development for Dundee, describing a mixed-use gateway project that the team said will include roughly 70–80 rooms, a spa, dining, event space and a commercial building facing 99W.
"We wanted to do something aspirational," said John Bonscharklez, a remote partner on the project. Designer Ben Wechter described the program and renderings, saying the project features multiple connected buildings, a garden-room concept and an activated retail frontage on 99W. The team said the project now underwrites approximately $22 million in annual room and property revenue (up from under $10 million in prior underwriting) and that the total project investment has expanded from roughly $43 million to near $70 million.
Builder Paul Schummer told the council the revised program increases complexity and amenities and that the team is preparing for a second equity raise to fund ground-breaking, with a tentative target of spring construction. The developers said the project will create about 200 construction jobs and an estimated 75–100 ongoing jobs once operating.
The team emphasized local sourcing for food and beverage and said they are organizing a Dundee-first open-house on Oct. 29 (5:30–7:30 p.m.) with five stations covering hotel, food & beverage, events/AV/retail, spa & wellness, and design/landscape. They asked the council for continued partnership and said they had coordinated with the Destination Dundee planning work previously adopted by the council.
What’s next: Developers will host a community open house (Oct. 29) for neighbors and will continue outreach; staff and council agreed to keep coordinating on permitting and infrastructure needs tied to the project.
