Assessor warns PTAB appeal of Holiday Inn property could force refunds to taxing districts

The county assessor briefed the Taxes, Election & GIS Committee on a pending Property Tax Appeal Board (PTAB) matter involving Holiday Inn Club Vacations. The assessor said the county submitted its response on Wednesday, Jan. 14, and warned that, regardless of the outcome, the likely result could be a significant reduction in assessed value that would require refunds to affected taxing districts.
The assessor identified Serenity Unit 2 as the largest taxing district that could be affected, followed by the county and Illinois Valley Community College (IVCC). Committee members asked whether the property was for sale or whether alternate buyers were involved; the assessor said he had not been informed of any confirmed sale and that discussions with taxing bodies suggested parties may be negotiating a resolution acceptable to the school district.
