Commissioners generally found the rear dormer acceptable because it is hidden from the street and advised adjustments to proportions and head heights on the new rear openings so they better match existing window rhythms. They encouraged the applicant to maintain recessed entries and to consider additional glazing that remains proportionally compatible rather than creating a larger opaque mass on the side elevation. The applicant said the rear openings are part of functional changes tied to interior layout and that the lot size provides flexibility.
Next steps: applicant to provide additional elevation details and consider lowering some head heights in the infill to better match historic proportions and to submit any footprint/addition percentage calculations requested by staff.
