Staff explained that a previously proposed mixed martial-arts venue for the building was withdrawn and that woodworking uses are not permitted in W-1 but are allowed in M-1. Applicant Dustin Hughes told the commission the space will be used by his own cabinetry and woodworking business: "No, sir. It's for myself," he said when asked whether the building would be leased.
Commissioners asked for clarification about current remodeling activity and equipment delivery timelines; the applicant said new equipment is arriving and that he plans to move operations from the Texas side. Members welcomed the business as a good use of the land.
A motion to approve the rezoning was moved and seconded; a roll-call vote recorded Anita Pickett, Dr. Hickerson, Chris Owens, Corey Mobbs, Boots Thomas and Chairman Neal voting yes. The rezoning passed. Any required building or zoning permits and inspections remain subject to county review and approval.
The approval allows the applicant to proceed with permitting steps for conversion of the building to a cabinetry and woodworking shop.
