Commission approves new building and projecting signs for 104 North Market

Staff said Modern on Market, on behalf of property owner Matt Erwin, applied to install two building signs and a projecting sign. The building is allowed 100 square feet of signage and the applicant proposed 47.2 square feet. Staff described the signs as raised, dimensional lettering made from aluminum composite material with black or white lettering, gold-tan lines and black backings, and recommended approval on the basis that the proposal complies with the City of Troy sign code and design-manual sections referenced by staff.
Commissioners asked whether a prior Certificate of Appropriateness (COA) to repaint the building remained valid; staff said a June/July approval was approaching expiration and that the applicant could request an extension or submit a new COA if they intended to change the paint color. Staff confirmed the applicant planned to install the signs before repainting and said the projecting sign would indicate parking. A motion to approve the signage was seconded and approved by a unanimous voice vote.
