The Grandview Heights Board of Zoning Appeals approved a variance on Jan. 14, 2026, allowing the reconstruction of an accessory garage at 1384 Glen Avenue on the property’s existing foundation, reducing the required rear setback from 3 feet to 8 inches.
Staff presented BZA case 022026 and recommended approval, noting the existing foundation and footings appeared sound, lot coverage remained within the 40% limit and the new structure would include a fire-rated wall where appropriate. "The foundation looks good, so we just wanted to use the existing slab to rebuild the garage," the applicant’s representative said when describing the project.
Board members asked staff to confirm lot coverage calculations and whether a fire-rated wall would be included; staff confirmed they used a survey to cross-check scaling issues and recommended conditions related to the structure’s safety features. A motion to approve the variance was made and seconded; the board carried the motion on roll call and the chair declared BZA 022026 approved.
The approval allows the applicant to rebuild the garage to the same footprint on the existing foundation, subject to the usual building-permit review and any safety requirements determined by the building department. Staff flagged that no building permit for the original garage could be located in city records.
The board moved on to the next agenda item after the vote.
