The Cerritos Planning Commission voted on Jan. 16 to approve Precise Plan 2025‑11, allowing the owners of 13345 Ashworth Street to add a 373‑square‑foot first‑floor addition and a new 1,368‑square‑foot second floor, reduce the garage by 56 square feet and install an elevator.
Senior Planner Jeremy Lowe said the property is zoned RS‑5000 and that the proposed project meets setbacks and lot‑coverage requirements. Lowe said staff added project‑specific conditions (including bringing the front yard landscape into compliance) and recommended approval. He also said the project is categorically exempt from review under the California Environmental Quality Act.
Owner Jin Chung Wu spoke at the public hearing to confirm he did not intend to build larger than the proposed design and that the plan complies with applicable percentage and lot rules.
Commissioner Au moved to approve Precise Plan 2025‑11 and Commissioner Chowhan seconded. The electronic vote passed 3–1 with one recusal; Chair Reyes earlier recused herself because she owns property within 500 feet of the project site and stepped out of the room for this item.
What happens next: Staff will implement the conditions of approval and proceed with ministerial permitting and inspections per the city’s development process.
