Planning Commission adopts final parcel map for fueling station at 802 El Camino Real

The Greenfield Planning Commission on Jan. 6 voted unanimously to approve a final parcel map that clears the way for a fueling station and convenience market on a 4.59-acre parcel at 802 El Camino Real.
City staff recommended the action after confirming the final map conforms to the Subdivision Map Act and Title 16 of the Greenfield Municipal Code. "This final map is technically correct and complies with all requirements of the Subdivision Map Act, all of the requirements of Title 16 of the Greenfield Municipal Code, and the tentative parcel map conditions of approval," said Unidentified Staff (Community Development/Economic Development) during the meeting.
Staff told the commission the tentative parcel map for the site was approved on Jan. 3, 2023, and extended on Jan. 23, 2025. As prerequisites to approval, the developer completed a subdivision improvement agreement, posted bonds for public improvements, and dedicated portions of Cypress Avenue right-of-way to the city and public utility easements as shown on the final map. Staff also noted the subdivision improvement agreement was approved by the City Council on Oct. 14, 2025.
Unidentified Speaker 4 moved to adopt Resolution No. 2026-01 approving the final parcel map; Unidentified Speaker 3 seconded. The chair called the question and the motion carried unanimously (voice vote: aye).
The commission’s action establishes the formal subdivision needed before construction permits can proceed. City staff said subsequent planning and development review and inspection will ensure the project meets all conditions before building permits are issued.
