Staff recommended approval subject to the conditions listed in the staff report.
Applicant Alan Walker described constraints including an unplatted portion of Spruce Road that cuts into the lot, buried utilities, and site slopes that limit feasible garage locations. Board members visited the packet and heard that the proposed garage is one story and would be low-profile and consistent with the neighborhood.
The board voted to approve the legalization of the existing encroaching setback for the house and the variances to allow a detached garage, adopting the motions on evidence and subject to the staff conditions; secretary roll call recorded affirmative votes across the board.
