Staff described the proposal as a combined 2.8‑acre site with 35 residential units in a mix of duplexes, triplexes and townhouses; the applicant requested a height modification tied to site grading, drainage and floodplain conditions. Planning Board and advisory boards had already reviewed the concept and provided comments about orientation, scale and unit size.
Council requested additional design input from DAB and emphasized façade and siting considerations; no formal action beyond the referral was taken.
