Cheryl Maxwell, planning staff, told commissioners the proposal covers 54.81 acres at 7246 Old Highway 95 and would create 197 lots across nine blocks and seven tracts, including 162 detached single‑family lots and 35 townhome lots. Tracts A–D are proposed common areas; tracts E, F and H are intended for detention and drainage. Maxwell said three detention ponds are proposed and the applicant requested the city own and maintain those tracks, an action city council approved last week.
