Panel approves two contingent lot adjustments to create 4-acre tracts

The Madison County Planning and Zoning Commission combined two contingent agenda items to approve related lot-split and rezoning requests that will clean up nonconforming parcel geometry and create two separate 4-acre tracts.
Staff described the requests as a cleanup of nonconforming parcels that had been attempted during a prior moratorium. One application (filed by Gary Carbon for Renee McCann) would rezone 10.62 acres to allow a 3.127-acre split and combination with an adjoining son’s parcel; the other (filed by Gary Harvin for Andrew Buchanan) would rezone 0.873 acres to allow a 3.167-acre portion to be combined with adjoining property for a 4-acre tract. Staff and commissioners noted the objective was to remove nonconforming status and to tidy parcel lines.
No public opposition was recorded during the hearing. Commissioners moved and voted to recommend approval of both items; the recommendations will be presented to the Board of Commissioners on Feb. 2.
The commission emphasized these are administrative parcel adjustments to resolve nonconforming status and instructed staff to forward the records to the Board for final action.
