Commission approves lot-combination plat amendment at Pine Meadow Ranch

The Eastern Summit County Planning Commission voted to approve a subdivision plat amendment that vacates Lot 11 of Pine Meadow Ranch Plat F and combines that vacated portion with Lots 1 and 2 of Pine Meadow Ranch Plat D.
Planner Jennifer explained that the proposal is a lot combination across two previously platted subdivisions; normally lot combinations are handled administratively, but this request required a public hearing because it crosses subdivision boundaries. The resulting configuration will not add density and will create a single lot with altered property boundaries.
Staff confirmed all three lots are owned by the same owner and that recorded easements address driveway access where the driveway begins on a different parcel. No public members attended or commented at the hearing and commissioners raised no substantive concerns. A motion to approve the plat amendment, finding it consistent with the findings of fact, conclusions of law and conditions of approval in the staff report, passed by voice vote and was recorded as unanimous.
The county will record the amended plat per standard procedures.
