The Eastern Summit County Planning Commission on an evening meeting approved a conditional use permit and final site plan for a private accessory building and pool house on Lot 4 of Lazy Acre Ranches.
Staff planner Jennifer presented the application, describing a proposed pool house in the southwest corner of the lot, located interior to the property and intended for private use. Jennifer said the accessory building triggers a conditional use permit because it exceeds 2,000 square feet in the AG-10 zone and therefore requires a final site plan to be recorded.
The applicant’s general contractor, Wayne Gough of Gough Contracting, and homeowner Lauren Chandler answered brief commissioner questions. Commissioners asked about water supply and pool size; Chandler and Gough said the pool will be initially filled by truck and is not expected to be refilled annually. The pool footprint was described as roughly 800 square feet with a deepest depth slightly over 6 feet and a majority at about 4 feet. Commissioners also asked whether the proposed building was inside the recorded building envelope; staff and a participant said the buildings are inside the limits shown on the plat.
No members of the public offered comments during the hearing. A commissioner moved to approve the conditional use permit and final site plan following the findings and conditions in the staff report; the motion received a second and passed by voice vote.
The recorded final site plan and the conditional use approval will be the documents recorded with the county per standard procedures.
