Commission approves subdivision plat amendment to combine three Pine Meadow Ranch lots

The Eastern Summit County Planning Commission approved a plat amendment to vacate Lot 11 of Pine Meadow Ranch Plat F and combine the vacated portion with Lots 1 and 2 of Pine Meadow Ranch Plat D to create a single lot.
Planner Jennifer explained that lot combinations are normally processed administratively but this merger crosses two different subdivisions and therefore requires a public hearing. She said the change "does not add density or do anything interesting" to the existing subdivision footprint but changes property boundaries to create one combined lot.
The commission opened a public hearing; no members of the public testified. Commissioners confirmed that all three parcels are owned by the same owner and that driveway access across an adjacent property is secured by a recorded easement. A commissioner asked the applicant to confirm the easement and staff confirmed the easement has been addressed.
A commissioner moved to approve the vacation and lot combination "per the findings of fact, conclusions of law and conditions of approval as presented." The motion passed by unanimous voice vote.
Staff will record the amended plat and update parcel records following the county's recording procedures.
