The Fairfield Planning and Zoning Commission voted to forward two items to the Town Council: proposed changes to Title 10, Chapter 16 (special use regulations) and updates to the town’s general plan, including edits requested during the commission meeting.
On the land-use text, commissioners discussed removing duplicate definitions and consolidating accessory-building/structure definitions into the town’s Title 10, Section 12 definitions. Staff and commissioners worked through language edits in the meeting and agreed to pass the draft to the Town Council for a public hearing. The motion to forward Title 10, Chapter 16 passed with recorded votes of Heather (yes), Kyla (yes), David (yes) and Wayne (yes).
Separately, the commission reviewed the draft general plan with consultant Sean in attendance. Commissioners and staff suggested edits — including clarifying that accessory dwelling units are not allowed in the airpark zone and correcting phrasing about a potential corridor near Big Spring Creek — and agreed on several mapping and policy clarifications. The commission voted to forward the general plan to the Town Council with the noted changes and a recommendation for a public hearing. That motion also passed with recorded votes of Heather (yes), Kyla (yes), David (yes) and Wayne (yes).
Staff and the consultant were asked to incorporate the commission’s edits, correct numbering and cross-references, and ensure the public-facing packet posted before the council hearing reflects those changes. Commissioners directed staff to keep highlighted definitions and language to ensure no adopted definitions are lost in the consolidation into Title 10, Section 12.
Both items will proceed to the Town Council for public hearing and final action; the commission recorded a positive recommendation (a motion and second were recorded in the meeting minutes).
