The Glenview Board on Jan. 7 reviewed and gave first consideration to an ordinance approving final site plan review and a three‑lot subdivision for the Hoagland property at 1105–1125 Long Valley Road.
Director Brady described the proposal to divide a large estate into three single‑family lots, showing grading and buildable areas. Brady said the site slopes roughly 16 feet from the street down to an existing pond; the plan relies on an expanded pond and on‑site drainage to provide stormwater detention for the new lots and includes measures to preserve high‑quality trees, which staff found concentrated along the street edge.
Trustee Sodotti thanked staff for “a lot of work to make sure that you can preserve the mature trees,” noting recent amendments to the village’s tree‑preservation ordinance and saying the board’s goal is preservation rather than enforcement fees. There was no public comment. Trustee Sidoti moved to approve item 11a with a second; the board voted in favor by voice and the motion carried.
What happens next: each of the three new lots will proceed through the standard permitting process when sold and developed; staff noted individual permits will address engineering, surface‑drainage certification, and tree‑preservation reviews during building permit review.
