Director Brady explained the plan development amendment and preliminary subdivision for the site on the north side of Lehigh and Chestnut. The proposal includes 34 townhome units with 86 total parking spaces (two per unit and 18 guest stalls) and a private drive with tuck‑under garages; the New Development Commission recommended approval 6–1. Staff said a final subdivision and permit review will follow engineering and appearance approvals.
Trustees asked about school impact fees; staff said they are working with the Park District, school districts and a consultant and expect new impact‑fee regulations to be in place before projects pull permits. An applicant representative said the units would likely be for sale in the $800,000–$900,000 range with roughly 2,200–2,700 square feet and construction could be complete in about 18–24 months if approvals proceed.
Trustee DeBoni moved approval, Trustee Bland seconded, and the motion carried by voice vote. Staff said final engineering, building permits and a certificate of occupancy will be required before occupancy.
