Council approves vacation of 0.89 acres near 30 Road; sewer easement required

Grand Junction — The City Council on Jan. 7 approved an ordinance vacating roughly 0.89 acres of public right‑of‑way northeast of 30 Road and E Road to allow development of Lot 2 in the referenced subdivision.
Principal Planner Daniella Costa Stein explained the vacation request (file VAC‑2025‑84) submitted by 42 E Road Storage LLC and said staff found the right‑of‑way had no transportation function and therefore recommended vacation with conditions. The Planning Commission had recommended approval by a 6–0 vote.
Staff explained that vacating the right‑of‑way is required by the plat before the property owner may submit a major site plan. Because a sanitary sewer line and easement run through the area proposed to be vacated, the city is requiring the owner to grant a sanitary sewer easement covering at least 10 feet on each side of the sewer centerline (a minimum total width of 20 feet) as a condition of approval.
Council Member Noyen moved to adopt Ordinance 52 96 to vacate the right‑of‑way (file VAC‑2025‑84). Council Member Van Dyke seconded; a roll‑call vote recorded seven votes in favor and the ordinance passed 7–0. The motion included the conditions described in staff materials.
The approval clears a procedural requirement so the property owner may proceed with development consistent with city standards, subject to the required easement language described by staff.
