Council continues Pinehurst Hyundai architectural review to July 22 after council requests design changes

The Southern Pines Town Council voted to continue the architectural compliance permit application (AR-05-25) for a proposed Pinehurst Hyundai dealership to the July 22 business meeting so the applicant can revise the design to better reflect community character.
BJ Greve of the planning department said staff found the proposal complied with nine of 10 commercial architectural standards in the UDO but flagged a formal deviation: the front facade uses a bronze aluminum composite material not listed among allowed materials and the front elevation’s brick coverage fell short of the ordinance standard. Greve said the applicant provided an updated elevation during the meeting that added a brick wainscot at the bottom of showroom windows and that the staff recommendation tied approval to mitigation provided by the highway corridor overlay buffer.
Lauren Krupsaw of Penny Design Group, representing Phil Smith Automotive and Pinehurst Hyundai, told council the firm incorporated brick soldier-course wainscot and revised materials: “we have complied with 9 out of 10 of what is required,” she said, and offered to return with more locally distinctive architectural details. Council members pressed for clearer design elements that read as specific to Southern Pines rather than a generic brand architecture; some members suggested additional brick detailing, pilasters or other features to better connect the building to local context.
After discussion the council moved to continue AR-05-25 to the July 22 business meeting to give the applicant additional time to revise and produce updated elevations for review.
