Planning staff flags North-end 'regional activity center'; says town will stick to planned-development approach

Grieve said he has seen repeated feasibility inquiries from large landowners and prospective single-use developers (for example, a large grocery store or apartment developer) and that staff's standard response is the same: the town expects development in that area to come forward as a coordinated planned development meeting the plan's mixed-use and design standards rather than as isolated single-use projects.
He said the town's comprehensive plan remains the basis for staff recommendations and that communicating the plan's expectations up front has so far reduced incompatible proposals. Grieve asked the council to be aware of the recurring inquiries and to continue supporting the town's planned-development approach.
What's next: staff will continue to evaluate incoming inquiries under the comprehensive plan and bring applicants through the planning process consistent with the existing plan and zoning.
