City staff presented a preliminary plat for 3300 University Boulevard, a two‑acre site already under development, to subdivide the existing approved site plan into individual lots: nine townhome lots (to enable sale of townhome units), two apartment building lots, and an outlot containing shared open space and drainage. Staff emphasized that the plat does not change building footprints, utilities or traffic flows and that the subdivision will not add or subtract dwelling units.
Justin Dodge of Hunsicker Companies said the buildings are under construction and that the preliminary plat is a procedural step to allow separate ownership of the townhomes and potential sale of apartment buildings. Staff noted a few deviations from standard lot frontage and parking location requirements but said these were appropriate to the project and recommended approval.
Commissioners discussed density and setback comments but indicated the plan’s density and lotting approach aligned with prior approvals. Commissioner 3 moved to recommend approval of the preliminary plat (Alternative 1); motion was seconded and passed by voice vote.
The commission’s recommendation will be forwarded to city council, which will consider the plat as part of the subdivision and land‑use review process.
