The Town Council approved PD‑08‑24, a revised preliminary development plan for the Ace Hardware plan development phase‑2 parcel. The revision enlarges two buildings (to about 6,000 and 8,500 square feet), removes a previously shown drive‑through, and adds several uses to the PDP use table (health and human services, personnel services, gym and medical office).
Planning staff said the updated plan preserves the phase's required open‑space features and recommended carrying forward the two conditions that tie usable open space and parking to other phases. Staff also noted Building B’s architectural materials will need to meet the town’s architectural review standards at the building permit/AR stage (EIFS permitted only if it has a brick appearance per AR standards).
The applicant confirmed there is no net loss of required open space; the open‑space calculations in the revised submittal match the prior approval. Council adopted the staff findings and approved the PDP with the same two conditions as the earlier approval, enabling the applicant to proceed to architectural review and site‑plan steps.
